Measured, as finished
Bare: to underside of joists or trusses
From plans: to top of the floor above
Floor joists
2×8 (7¼ in) 2×10 (9¼ in) 2×12 (11¼ in)
I-joist 11⅞ in I-joist or LVL 14 in Other (type it below)
Joist depth (in)
Why this matters: a plan or builder height such as "11 ft basement" can stop at the top of the floor above. Then the joists (about 9¼ in for 2×10s, 11¼ in for 2×12s, 11⅞ to 14 in for I-joists), a ¾ in subfloor and the drywall all come off it. A tape measure to the bottom of the bare joists already skips the joists. Under a roof there are no floor joists to take off, so measure to the underside of the trusses or the drywall. Beams, ducts and soffits hang lower still: add them below as low-ceiling zones.
